RICS Building Survey (Level 3)

The Building Survey (Level 3) is the most in depth and extensive report we provide compared to the the RICS Condition Report (Level 1) and the RICS Homebuyer Report (Level 2). At Chesterton Smart we would suggest that this type of report is used when purchasing buildings over 80 years old or with significant damage. Our report will provide you with an in depth explanation of the defects and any available remedies.

A Level 3 report includes:

  • A thorough look at the condition of the property, advice on defects, repairs, and maintenance.
  • A thorough breakdown of each building element’s condition
  • Photographic evidence of each section
  • Recommendations for further testing or special reports.
  • Hazards that could affect your health and/or the building
  • Identification of structural problems, subsidence, damp issues and timber decay, including woodworm and rot
  • Energy-saving recommendations and future maintenance requirements.
  • Traffic light’ grading system is used to indicate the severity of any defects identified

How long does it take to receive the survey?

We provide our clients with quality reports that will enable you to confidently commit to purchase a property, renegotiate the purchase price or completely withdraw potentially saving you thousands of pounds or a headache!

Here at Chesterton Smart, rather than promising to turn out a basic report filled with standard phrases in 24 or 48 hours, we concentrate on providing clients with quality inspection reports that point out the true condition of a property.

Property purchasers are sometimes unaware that turning out a report in 24 to 48 hours makes little difference to the house buying process.  Once a report lands on your legal advocates desk, numerous searches, checks and legal enquiries need to be made on the property all of which will take time.

Our philosophy is simple, we provide you, the purchaser, with the important information you need in order to make an informed decision before incurring legal costs. If you do wish to proceed to purchase, we can instantly provide an electronic copy of the report to your advocate to work from.

Once the survey inspection has taken place, we aim to deliver the Homebuyer Survey (Level 2) within 5-7 working days. You will receive your copy via email as a PDF document. We can also email a copy straight to your Legal Adviser.

We can discuss with you the extent of the defects we have found together with suggested remedies. You will then be able to use this information to carry out further investigative reports or renegotiate the price before exchange of contracts.
