Our RICS Condition Report (Level 1)
This type of report is the most basic of the RICS Survey Suite offered by Chesterton Smart. The report will provide you with an account of the Property’s Condition on the day of survey carried out by our RICS accredited surveyor. The survey will provide you with a basic overview, however advice and a valuation are not included in this survey type.
Once the survey inspection has taken place, we aim to deliver the Condition Report (Level 1) within 2 working days. You will receive your copy via email as a PDF document. We can also email a copy straight to your Legal Adviser.
What type of property is this survey right for?
The survey is suitable for new or nearly new properties with an available maintenance history. It is designed for individuals requiring a professional and objective report on the condition of a property. This type of survey is not suitable for a building older than 5-10 years or those of non-standard construction or with visible defects. The RICS Condition Report is independently prepared for you and gives basic advice:
- The report provides a clear and concise expression of the surveyor’s professional assessment of each part or element at the time of the survey and will help you gain an objective view of the condition of the property.
- It uses an easy to follow traffic light system, highlighting any particulars area of concern.
- It provides an overview of the construction whilst documenting the evidence of visible defects together with a summary of the keys risks noting matters such as planning and building control issues/guarantees that you will need to pass on to your legal adviser.
- This basic report does not contain a property valuation or reinstatement cost but does allow you to have an overview of ensuring that there are no significant areas of concern or disrepair.
